Attics and soffits
Raccoons tear shingles and vents to get into warm attics, especially to raise young in spring.

Raccoons in the attic or chimney tear up insulation, leave droppings and can be dangerous. Our licensed Loudoun County technicians remove them humanely, repair the entry points and help you stop them coming back.
Raccoons look for safe, warm dens and easy food. An attic, chimney, crawl space or the space under a deck gives them shelter, and a mother raccoon will choose one to raise her young in spring. They are strong and clever, and they can pull back shingles, vents and flashing to get in.
Once inside, raccoons tear up insulation, chew wiring and leave droppings and urine that can damage ceilings and cause odors. Raccoon droppings can also carry roundworm eggs, and wildlife in Virginia can carry rabies, so this is not a job to take on yourself. Removing the animals and repairing the entry points is the only lasting fix.
We check every one of these on an inspection.

An uncapped chimney is a ready-made den. Raccoons can also get stuck inside.
Dark, sheltered gaps under decks and sheds make easy dens close to food.
Open bins, pet food and bird feeders draw raccoons to your yard night after night.
General safety guidance, not medical advice.
Do not touch, corner or feed a raccoon. Keep children and pets away. A raccoon out during the day is not always sick, but if it acts strangely, call animal services.
Raccoon droppings can carry roundworm eggs. Do not sweep or vacuum them. Ask us about safe attic cleanup.
Wash the wound with soap and water, seek medical care right away, and contact Loudoun County Animal Services or the health department.
We recommend a plan after the inspection, based on the animals, the entry points and any damage. Virginia rules limit what can be done with trapped wildlife, and we explain your options and follow the regulations.

We work across Loudoun County every day, so we know where raccoons turn up in our neighborhoods.
Raccoons follow water. Homes near Broad Run, Beaverdam Creek, neighborhood ponds and the W&OD Trail see regular raccoon traffic, especially at night.
Communities such as Ashburn Village, Ashburn Farm, Belmont and Broadlands have tree buffers that give raccoons cover and a path to attics and decks.
Curbside bins on pickup night, pet food left outside and bird feeders are the most common attractants in neighborhoods across Brambleton and South Riding.
Soffits, roof vents and chimney chases on newer homes are common entry points. A chimney cap and metal vent covers stop most problems before they start.
Lansdowne, Belmont and other golf and park-side neighborhoods see raccoons moving along tree lines and water hazards, and then into nearby homes.
Dumpsters and trash enclosures around One Loudoun and Brambleton Town Center can attract raccoons at night. We help businesses secure waste areas and rooftop access.

Raccoons are mostly active at night, so listen for heavy thumping, scratching, chittering or movement overhead after dark. Other signs are torn insulation, damaged vents or shingles, a strong musky odor, droppings in one spot and overturned trash cans outside.
Raccoons can bite and scratch, and wildlife in Virginia can carry rabies. Raccoon droppings can also carry roundworm eggs, so do not handle them. Never try to touch or corner a raccoon. If someone is bitten or scratched, seek medical care and contact local health or animal services.
Raccoons often have young in spring, and a mother may choose an attic or chimney because it is warm and protected. We check for babies before any work and handle them with care, because sealing a mother out can leave young trapped inside.
We find every entry point, remove the animals using methods suited to the situation, such as one-way doors or live traps where appropriate, and then repair the openings. We follow Virginia wildlife regulations and explain the plan and your options before work begins.
We do not recommend it. Raccoons can be aggressive, mothers defend their young, and droppings and nesting areas can be a health hazard. DIY sealing can also trap animals inside or cause more damage. A professional can remove them safely and fix the cause.
They can if the entry points are not repaired or if food remains available. We repair and cap openings, and we show you how to secure trash, pet food and other attractants.
It depends on the number of animals, whether there are young, the height and number of entry points and the repairs needed. We give a written quote after an inspection, so you know the price before work starts.
